
Maintenance Service Charges
Tenant is responsible for paying reasonable charges (other than for normal wear and tear) for maintenance work and / or repair of damages to the dwelling unit, or to the project (including damages to project buildings, facilities or common areas) caused by the Tenant, a member of the Tenant’s household or Tenant’s guest. When the Marin Housing Authority determines that needed repair or maintenance is not caused by normal wear and tear, Tenant shall be charged for the cost of such service, either in accordance with the Schedule of Maintenance Charges below or (for work not listed on the Schedule of Maintenance Charges) based on the actual cost to MHA for the labor and materials needed to complete the work. If overtime work is required, overtime rates shall be charged.
Replacement or repair because of ordinary wear and tear shall be at MHA’s expense.
Maintenance charges assessed by MHA shall not be due and collectible until thirty days after MHA gives written notice of the charges. The Tenant shall have the right to request a hearing under MHA’s grievance procedure if they disagree with the charges. The written notice will state the specific grounds for the imposition of charges and will inform the Tenant of the right to request a grievance hearing concerning the charges.
