REAC AMP II Report

Michael Cutchin, Director of Maintenance & Facilities provided the board with information on the HUD inspections conducted December, 2022 of AMP II properties; Homestead Terrace, Venetia Oaks, Golden Hind, Casa Nova.

HUD uses a consulting firm Real Estate Assessment Center (“REAC”) to conduct inspections. Property inspections include 15% of units, buildings, common areas, health/sanitary conditions, market appeal. Each property was given a score based on findings/deficiencies.

REAC score for AMP II was 65% out of 100%. This score places the AMP II properties in a “Nonperforming” category. Michael Harris requested Mr. Cutchin to provide the board with an update on progress of corrections to each property that HUD identified as “deficient.” Mike Cutchin stated he will report details of corrections to property deficiencies. He will also report on those items that remain outstanding at March RAB meeting. *

MHA Proposed GGV waitlist preference

Kathleen Wyatt, Director of Operations told the board MHA has drafted a new preference for the GGV waitlist. The preference identified as “Moving Families Back” represents families that had once lived at GGV. Royce Mclemore reported that there were about 80 families that may qualify to apply once the waitlist is opened. The preference is 15 points for families that qualify.

Michael Harris said he wants to locate someone to give the board a training on Robert’s Rules of Order. He is going to review the cost of training and how it may be funded. Michael also stated that he has been in touch with Kimberly Carroll, Executive Director to set up a meeting to discuss strategy/details for the upcoming MHA/RAB meetings on Agency Plans/Policies.
